AS PART OF THE INTERNATIONAL COMPETITION

The projected development is located in the historical part of the city with 1-2-storey buildings. We proposed the creation a modern neighborhood with cafes and stores on the lower levels, to serve as a place of attraction for the entire neighborhood.
Competitive project for the planning of the former cable factory’s territory. An architectural and urban planning concept for residential and commercial development of the territory was developed as part of a competition featuring architectural firms from the UK, Russia, and Singapore. Our company came out the winner and continued to develop the concept.

The residential complex adjoins the Botanical Garden and, thanks to its green artery, works as its natural continuation, connected by a pedestrian bridge.
Courtyards expand into the park area, integrating one environment into the other: the courtyards are an organic part of the park, and vice versa.
A rather regular block-type development is proposed to feature a slight shift of sections for scenic façades. The irregular number of floors allows to set up terraces for penthouses and a more appealing skyline of the complex, which will be well visible from the surrounding areas of the city.

At the base of the concept lie a central park and pedestrian connections between the entertainment complex on an "island" in the western part and the shopping complex on Bogishamol Street. Thus, the houses located along the embankment and on the southern side offer views of the Botanical Garden and the landscaped embankment, while the rest of the development overlooks the central park and provides direct access to it.

Later on, the area was downsized. The block’s development took on a more private style, with well-landscaped restricted-access courtyards and a dominant feature at the entrance - a shopping and entertainment complex with its own inner square.

The development’s skyline emphasizes the foreshortening effect, which becomes stronger deep into the block as the number of floors decreasing farther away from the street. The residential buildings rising above the shopping plaza resemble a propylaea, inviting the onlooker to enter.
